How we design and complete a project
Initial Concept and appraisal
 
Project profile:
An introductory analysis and consultation is the first step for The Afarinesh Group design team to create a profile for the project in mind and understand exactly what the project requires and needs for the most ideal space, function, layout and feel. Following an initial site visit to assess the land, our team of designers will collect all the necessary demands and aspirations, and with this in hand, develop a concept.
 
Survey:
A full survey of the site is carried out and assessing the overall potential of the site with considering other influential factors such as planning restrictions, cost and time constraints, and any structural issues which we may face in terms of the sites geographical position.
 
Feasibility Study:
Once the brief has been established, we carry out a feasibility study of the project as a whole, this involves undertaking an analysis of the local market, compiling cost and fee estimates and preparing a project appraisal.
We are able to see the typical constraints of a site and tailor the structure of the project in the most appropriate way to achieve the best result in fulfilling our needs for our potential future clients and investors.

Developing the Design and Achieving Consent
 
Concept Design:
Our architects and designers will present us with a series of options for layout and design options through samples and mood board, plans and drawings, based on all the information gathered inclusive of advice on cost and time implications within each proposal.
 
Design Development:
A comprehensive scheme is then created, collectively summarizing the development appraisal and all information through supportive visual tools. This includes architectural working plans for construction and detailed interior design drawings. A collection of measured CAD drawings, plans, sections, and elevations will also be provided to ensure thorough understanding and clarity of the work to be carried out.
 
Planning Consent:
Dependent on the extent of the design suggested for the project, necessary planning consents are obtained and are arranged as required.
 
Fixtures and Fittings (Optional):
Our services can be engaged to source furniture, soft furnishing and equipment for the property. The design team will assemble a detailed outline for each room with images, specifications, finish, fabrics and colors. All costs, suppliers and installation details are provided to the client.

Constructing the Approved Design
 
Construction Documentation for Tender:
Construction documentation is prepared and the project is put to tender to our contractor. A budget is then agreed, including details of the materials, quality and standards to be used, commensurate to a project.
 
Coordination and Supervision During Construction:
Over an approved period of time, the works are coordinated and supervised to ensure they are carried out to the agreed time scale, quality and design specification of the project. Incentives are agreed with the contractor prior to construction in order to ensure that the project remains on time and to budget. We also make appropriate modifications where necessary to meet physical requirements or constraints of the project, and suggest alternatives where preferable. Daily site visits takes place, which are attended by the chosen project manager.

Completing the Project
 
Snagging and Detail Inspection:
Prior to completion or handover of the project to the client, we manage any snagging and post construction issues and arrange for a formal sign off for the project. Following sign off, clients are presented with as-built drawings of the property and a maintenance booklet.
 
Branding and Marketing:
If the purpose is to sell the property, you can take advantage of The Afarinesh Group’s considerable branding and marketing expertise in aid to produce a property brochure, 3D computer generated images, and any marketing strategy for resale including mention on The Afarinesh Group website.
